Port St. Lucie / Tradition sales rose even with fewer homes for sale
Team Coley has watched this market for twenty years. The number that stands out most right now is this: buyers are closing deals here even as the national picture softens. CNBC reported the median U.S. home sale price was down 0.1% year over year. Port St. Lucie / Tradition went the other way.
The Real Estate Data Aggregator counted 1,399 homes sold across ZIPs 34952, 34953, 34983, 34984, 34986 and 34987 in the three months ending August 31, 2026. That is up 4% from the same months of 2025. At the same time, homes for sale fell 11.2%, to 2,172. More sales, less supply. That is the headline for this market.
Pending sales across the market reached 1,472, according to the Real Estate Data Aggregator. That is up 0.7% from a year before. Buyers are still writing contracts. The pipeline has not gone quiet.
What the national rate picture means here
CNBC reported the average contract rate on a 30-year fixed mortgage was 7.37% as of October 28, 2026. That is not a small number. It slows some buyers. But the Real Estate Data Aggregator still counted 1,399 closings here in just three months. Buyers are adjusting, not disappearing.
How each ZIP code read in the three months ending August 31, 2026
The market-wide numbers are one thing. Each ZIP code has its own story. Some prices rose. Some dipped. Days on market ranged widely. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP.
Where prices moved up
ZIP 34984 saw the biggest price gain. The Real Estate Data Aggregator put the median sale price there at $435,000, up 6.9% from a year before. Days on market fell 14 days in that same ZIP. Homes are selling faster and for more. ZIP 34952 also moved up, with a median of $350,000, up 2.9%.
Where prices dipped a little
ZIP 34986 saw the sharpest price dip. The Real Estate Data Aggregator recorded a median of $363,500 there, down 9.1% from a year before. ZIP 34987 dipped 4.7% to $444,990. ZIP 34983 slipped 2.4% to $356,200. ZIP 34953 fell 1.2% to $411,700. A price dip in one ZIP does not mean the whole market is soft. Sales in 34987 were up 35.1%.
Speed: which ZIPs moved fastest
ZIP 34953 had the shortest median time on market. The Real Estate Data Aggregator counted 71 days there, 10 days shorter than a year before. ZIP 34984 came in at 73 days, 14 days shorter. ZIP 34987 sat at 108 days. Not every home in this market sells fast. Pricing and condition still matter.
Homes going under contract quickly
The share of homes going under contract within two weeks of listing rose in every ZIP. The Real Estate Data Aggregator put that share at 24.5% in ZIP 34953, up 3.7 points. In ZIP 34952, it was 23.2%, up 7 points. In ZIP 34984, it was 23.1%, up 7.6 points. Roughly 1 in 4 homes in those three ZIPs found a buyer within two weeks.
Supply is tighter than it looks on paper
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. That national trend and the local supply drop tell the same story. Less inventory means less room for buyers to wait. ZIP 34986 had the most supply at 5.5 months. ZIP 34953 and ZIP 34983 tied at 4.4 months, the tightest in the market.
