Vero Beach and Sebastian still have fewer homes for sale
Team Coley here. The one number that changes everything right now: the Real Estate Data Aggregator counted 1,418 homes for sale across Vero Beach, Sebastian and Indian River County in the three months ending August 31, 2026. That is down 19.2% from the same months in 2025. Fewer choices mean sellers hold more cards, and buyers have less room to wait.
Sales held up anyway. The Real Estate Data Aggregator counted 988 homes sold across the same ZIPs, up 6.2% from a year before. Fewer listings, more sales. That combination tightens things.
Rates made this harder for buyers. Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025, after surging nearly 40 basis points during that month. CNBC reported the average contract rate for 30-year fixed mortgages sat at 7.37% as of October 28, 2026. That is real money added to every monthly payment.
